ezjail and FreeBSD 10-Release - Jails won't start



I have run in to a number of differences/problems when attempting to use ezjail w/ FBSD10-REL
There seems to be a battle going on between ezjail and jail.conf

created basejail with:
  sudo ezmail-admin install -mp

create a jail
  sudo ezjail-admin create shipping.delasco.com 'bge1|172.16.1.105'

ezjail-admin list
STA JID  IP              Hostname                       Root Directory
--- ---- --------------- ------------------------------ ------------------------
DS  N/A  172.16.1.105    shipping.delasco.com           /usr/jails/shipping.delasco.com

[jlh@neptune /]$ sudo ezjail-admin start shipping.delasco.com                    
Starting jails: cannot start jail  "shipping.delasco.com": 
jail: "shipping_delasco_com" already exists
.
/etc/rc.d/jail: WARNING: Per-jail configuration via jail_* variables  is obsolete.  Please consider to migrate to /etc/jail.conf.
Error: Could not start shipping.delasco.com.
  You need to start it by hand.
[jlh@neptune /]$ ezjail-admin list

DS  N/A  172.16.1.105    shipping.delasco.com           /usr/jails/shipping.delasco.com

.../etc/rc.conf...
# Jail - ezjails
ezjail_enable="YES"
jail_enable="YES"

Starting jails:/etc/rc.d/jail: WARNING: Invalid configuration for shipping_delasco_com  (no jail.conf, no hostname, or no path).   Jail shipping_delasco_com was ignored.

Ok, I am lost here.  I've been through the docs, but I've got to be missing something.
Help.
